1. Introduction

We sincerely thank you for your interest and desire to use our services. Before you begin experiencing and using the services of PM APARTMENT (including the PM APARTMENT and PM RESIDENT mobile applications and websites), please carefully read and remember these Terms of Service. The use or access to our services will be understood as your acceptance and agreement to be bound by these Terms of Service.

This Agreement is entered into by and between PM APARTMENT and any individual, organization, or entity, including both landlords and tenants (referred to collectively as “Users” or “you”), accessing or using our services.

PM APARTMENT & PM RESIDENT (including the website and app versions) are designed to provide information about buildings, services, utilities, and related information for landlords and tenants.

  • PM APARTMENT is a platform for landlords to manage building information, rental units, contracts, service bookings, and monthly invoicing management
  • PM RESIDENT is a platform for tenants to receive quick information from landlords, including building information, service fees, and monthly invoicing information. Tenants can easily link contracts and update identity information for building access management. Regarding bill payments, tenants can choose various payment methods, including cash, bank transfers, and online payments through VNPay.

This information may contain various types of content, including information, news, opinions, text, graphics, links, electronic art, animations, audio, video, software, images, music, sounds, and other data (collectively referred to as “content”) presented in various forms that users can access.

2. User Responsibilities

You agree to only access and use the Application for lawful purposes. You are responsible for understanding and complying with the laws, regulations, rules, and provisions associated with your use of our Application.

By providing information including your phone number and email when registering for a member account or in the information collection fields on the Application, you agree to receive notifications, messages, and emails from us, as well as related interactions between Landlords and Tenants.

You are responsible for ensuring that the information you provide through the Application is accurate and up-to-date.

We are not responsible for any loss or damage arising from your use of our Application.

3. User Limitations

By accessing and using our Application, you agree to:

  • Do not use any devices, software, procedures, or means to interfere with or attempt to interfere with the operation of the Application.
  • Not restrict or inhibit other users from affecting interactive features.
  • Not take any action that would impose an unreasonable or disproportionate load on the infrastructure of the PM APARTMENT & PM RESIDENT Application, as determined by us.
  • Not send or transmit unlawful, threatening, abusive, harassing, defamatory, obscene, offensive, indecent, harmful, or inappropriate information, including disseminating news contributing to or encouraging criminal conduct, civil liability, or violation of any local, state, national, or international law.
  • Not send or transmit any information, software, or other materials that violate or infringe upon the rights of others, including materials that infringe on privacy or publicity rights, or copyrighted, trademarked, or proprietary materials, or derivative works without obtaining the consent of the owner or the person with legal authority.
  • Do not send or transmit any information, software, or materials containing viruses or any other harmful component.
  • Not alter, damage, or delete any content or other means that are not your own, or obstruct others from accessing our Application.
  • Do not send or transmit spam, survey information, or other public messages, whether for commercial purposes or not.
  • Violate any rules, policies, or usage guidelines of your Internet service provider or online services.
  • Suppose there is any behavior that violates the above provisions. In that case, we reserve the right to take any legal action we deem necessary to prevent unauthorized access, and use of our Application, including the use of technological barriers or reporting your behavior to the relevant authorities.

5. Exclusions and Limitations of Liability

We do not make any warranties, express or implied, about the accuracy, reliability, or availability of the Application. We shall not be liable for any direct, indirect, incidental, special, or consequential damages arising from your use of the Application.

6. Termination of Use

We reserve the right to terminate or suspend your access to the Application at our discretion without prior notice.

7. Dispute Resolution

In the event of any disputes related to payments made by cash or bank transfer, the Landlord and Tenant agree to first attempt to resolve the dispute through mutual discussions. If the issue cannot be resolved through discussions, Users may file a complaint with the local authorities to address the transaction-related dispute.

8. Effective Date and Last Update

We reserve the right to update and modify these Terms of Use at any time without prior notice. You are responsible for regularly reviewing updates to stay informed about any changes.

These Terms of Use are effective as of the date mentioned above and were last updated on the date mentioned above.
